Home evaluation

What is your home worth?

Whether you’re thinking about selling or simply curious, knowing what your home may be worth can help you plan what comes next. I was born and raised in Ottawa, and I work with homeowners across the city’s neighbourhoods, suburbs and rural communities. I’ll take the time to understand your home and walk you through what I find. There’s no cost and no obligation to list.

What shapes your home’s value

An online estimate can be a starting point, but it may not capture the care you’ve put into your home or the details that make it different. I look at the property itself and its place in the local market, then explain how those pieces come together.

01

The home itself

Size, layout, condition, lot and location all matter. I’ll look at the quality of any updates and the features that may be important to buyers, whether it’s a condo downtown, a suburban family home or a rural property.

02

Recent comparable sales

What similar homes sold for, when they sold and how long they took to sell. The differences between those homes and yours matter as much as their proximity.

03

Current competition

The other homes available to buyers help show where yours fits and what might make it stand out. That context also informs how we position it if you decide to sell.

04

Your goals and pricing strategy

If you decide to sell, the value range gives us a starting point. Your timing and priorities will help shape the asking price, preparation and selling plan. We’ll talk through the options together.

What to expect

How it works

If you’re simply curious or a move is still a way off, we can start with a quick conversation and an initial range based on recent sales nearby. When you’re closer to selling, I’ll take you through a full evaluation.

It starts with a walkthrough of your home together. This usually takes about half an hour and gives you a chance to share its history, updates and anything you think I should know. With your permission, I’ll take photos and videos to refer to during my analysis.

After the visit, I’ll review the property details and documents you’ve shared and complete a thorough market analysis. This is where I work through the evidence behind the proposed value range.

We’ll then meet again to review the findings and your written value range. If you’re considering a sale, we’ll also talk through a proposed listing strategy. You’ll have time to ask questions and talk through your options. If you’re gathering information for now, there’s no need to decide on a sale.

What to have handy

Any details or documents you have about the property, such as information on renovations, permits or major systems. Share what you have, and we can identify any gaps together.

What you’ll receive

A written value range with supporting comparable sales and an explanation of the findings. If you’re planning to sell, it will also include a proposed listing strategy. We’ll review it together, and you’ll have a copy to keep.

Planning ahead

It is never too early to ask

If a move is months or even a year away, we can talk about what might be worth doing beforehand and how a sale could fit into your plans. You can take your time, and we’ll revisit the evaluation if and when you decide to sell.

Questions people ask

How do I find out what my home is worth in Ottawa?

Start by requesting an evaluation on this page. If you’re curious or a move is still a way off, we can begin with a quick conversation and an initial range based on recent sales nearby. If you’re closer to selling, I’ll arrange a walkthrough, complete a market analysis and meet with you again to review the value range. You’ll receive the findings in writing and have a chance to ask questions.

Is a home evaluation the same as an appraisal?

No. A formal appraisal is prepared by a professional appraiser, often for a lender or another specific purpose. What I provide is a market opinion of value to help you understand your home’s position in the market and plan your next steps. It doesn’t replace a formal appraisal when one is required.

Does it cost anything?

No. There is no cost and no obligation to list with me afterwards.

Will I be pressured to put the house on the market?

No. You’re welcome to request an evaluation whether you’re ready to sell, planning ahead or simply curious. I’ll explain what I find and answer your questions. You decide whether you’d like to take any next steps.

Can you give me a number without seeing the house?

I may be able to offer an initial range based on the information you share and recent sales in your area. Visiting the home helps me understand its condition, layout and features so I can refine that range and explain it more confidently.

How long does an opinion of value stay current?

It reflects the home and market conditions at the time it’s prepared. New sales, changes in competition or updates to the property can affect the range. If you’re planning ahead, we can revisit the evaluation if and when you decide to sell.
